As a landlord, it is your responsibility to ensure the safety and maintenance of any gas appliances within the property. Serving clients throughout Plymouth and Devon, Plymstock Plumbing and Heating’s gas engineers are Gas Safe Registered and provide you with a complete gas safety check and a fully legal gas safety form in conjunction with the annual appliance service.
The Gas Safety (Installation and Use) regulations of 1998 stipulate that landlords are responsible for the safety and maintenance of any gas appliances on their property, including:
Fittings and Flues
In order to meet these requirements, landlords must have a full safety inspection (CP12) of all gas appliances in the property every 12 months. The CP12 comprises a visual check and a functional test of all appliances and their safety devices. It must be completed by a registered Gas Safe engineer.
Our Gas Safe Registered engineers will carry out these checks and provide all documentation to certify your property is safe, in order to present to current and new tenants. If any flaws or hazards are uncovered, we provide a free quote for work required. If requested, we will also service any gas appliances on your property, in order to check they are working properly and also cover you against future breakdowns and repairs.
Legal compliance is essential for any landlord, regardless of property size and type. Plymstock Plumbing and Heating work closely with a number of property management agencies, letting agents and private landlords, helping to ensure their properties are safe and legally compliant. Our specialised computer management system will send out any safety certificates and details of all completed works in real time following the engineer’s completion.
